Observant Home Inspection LLC has designed our program to assure you a thorough, easy-to-understand overview of the conditions of the home you are about to sell/purchase. Buying/selling a home is not something you do every day and we provide the information you need for peace of mind. We inspect single family homes, multi-family residences (4 or few families), and rental homes. Mobile homes are excluded.

We will assure the inspection of, and report on, over 400 items; provide a verbal summary and answer your questions before we leave the house and deliver a detailed written report via email with annotated photographs and an easy to read summary with 24-36 hours. The written report will point out major and minor deficiencies to give you the complete picture of the home’s condition; identify any major expenditures coming up so you can budget these potential expenses; identify any potential safety hazards present; identify any systems or equipment that is not operational and provide a list of potential improvements and minor repair/ maintenance recommended.

What Does a Typical Home Inspection Cover?

A typical home inspection will cover external conditions and surfaces, roof, attic, insulation, ventilation, plumbing and electrical systems, appliances, heating and cooling systems, foundations, slabs and floors, walls and ceilings, garage, walls, driveway, radon testing, and pool inspection.

A typical home inspection will cover the grounds around the house, the exterior of the house, roof, attic, insulation, ventilation, plumbing and electrical systems, appliances, heating and cooling systems, foundations, slabs and floors, walls and ceilings, garage, walls, decks, patio and driveway.

Radon Testing is an additional service that is recommended in conjunction with a home inspection. The test instruments can be placed 2-3 days prior to the inspection and picked up and reported the day of the inspection or placed at the time of the inspection and picked up and reported 2-3 days after the inspection.

Pool/Spa Inspection is an additional inspection service that can be provided at the time of the home inspection (in season when operational).
